Yorkville sits north of Bloor Street between Avenue Road to the west and Yonge Street to the east, bounded by Davenport Road to the north. History of Yorkville

Yorkville was incorporated as an independent village in 1853, centred on the intersection of what is now Yorkville Avenue and Yonge Street. It was one of the first suburbs of the City of Toronto, annexed by the city in 1883 as urban growth extended northward from Bloor Street. For the first half of the twentieth century, Yorkville functioned as a quiet residential neighbourhood of Victorian houses and small shops.

That changed in the early 1960s. Yorkville became the centre of Toronto’s counterculture, drawing folk musicians, poets, and artists to its coffeehouses and small clubs. Joni Mitchell, Neil Young, Gordon Lightfoot, and Ian & Sylvia all performed in the Yorkville folk scene. The Riverboat Coffee House and the Purple Onion were among the most well-known venues. By the late 1960s, the neighbourhood had become Toronto’s equivalent of Greenwich Village or Haight-Ashbury.

The counterculture era ended in the 1970s as rising rents and redevelopment pushed the bohemian community out. Luxury retailers moved in. Hazelton Lanes, a high-end shopping complex, opened in 1976 and anchored the neighbourhood’s transformation into a luxury commercial district. The Four Seasons Hotel arrived in 2012 with an adjacent tower of private residences. Today Yorkville is Toronto’s most expensive residential address, with designer boutiques along Bloor Street, gallery-lined laneways, and a residential inventory dominated by luxury condominium towers.

Residential Buildings in Yorkville

Yorkville’s residential inventory consists of luxury high-rise towers, boutique mid-rises, and a small number of heritage conversions. The neighbourhood commands the highest per-square-foot prices in Toronto.

  • Four Seasons Private Residences (50 Yorkville Avenue). A 34-storey, 210-unit tower connected to the Four Seasons Hotel, completed in 2012. Residents have access to the hotel’s concierge, spa, and dining services. The building anchors the luxury end of Yorkville’s residential market.
  • One Bloor East (1 Bloor Street East). A 75-storey, 732-unit tower by Great Gulf at the intersection of Yonge and Bloor, completed in 2017. One of the tallest residential buildings in Toronto, with direct indoor access to the Bloor-Yonge subway interchange.
  • The Yorkville (32 Davenport Road). A 31-storey, 238-unit building at Davenport and Bay Street, positioned at the northern edge of the neighbourhood with views across the Rosedale ravine.
  • 77 Charles West (77 Charles Street West). A 44-storey luxury tower by Aspen Ridge Homes near Bay and Bloor, completed in 2015. Full concierge service, indoor pool, wine cellar, and screening room.
  • Museum House (206 Bloor Street West). A 19-storey, 100-unit boutique tower adjacent to the Royal Ontario Museum. Designed by architects Page + Steele with interiors by Yabu Pushelberg.

Buildings Under Construction in Yorkville

Yorkville continues to attract landmark development projects at the highest end of the Toronto market.

  • One Bloor West (1 Bloor Street West, Toronto, ON M4W 3T3). An 85-storey tower originally developed by Mizrahi Developments, now under construction management by Tridel. Designed by Foster + Partners. At 308.6 metres, it will be the tallest building in Canada upon completion. Approximately 476 residential units. Completion estimated for early 2028.
  • 138 Yorkville (138 Yorkville Avenue, Toronto, ON M5R 1C2). A 31-storey, 67-unit ultra-luxury tower by Cityzen Development Group and Greybrook Realty Partners. Pre-construction. The building’s low unit count and Yorkville Avenue location position it at the highest price tier in the neighbourhood.

Rental prices. Yorkville’s rental market operates at the premium end of the Toronto spectrum. The average listing rent across all unit types sits at approximately $4,080 per month, reflecting the concentration of high-end finishes, concierge buildings, and larger suite sizes in the neighbourhood. One-bedroom units in non-luxury buildings start in the range of $2,200 to $2,800, while two-bedroom units in full-service towers range from $3,500 to $5,000 or higher. Rents have softened approximately 5% to 7% year over year across the broader Toronto market, though the luxury segment in Yorkville has shown more volatility month to month.

Sale prices. The average condo sale price in the C02 district sits at approximately $1.43 million, more than double the city-wide condo average of approximately $690,000. The luxury segment above $2 million averaged $2.97 million in recent sales data. Public transit. Yorkville is served by two of the busiest stations on the TTC subway network. Bay Station on Line 2 (Bloor-Danforth) sits at the centre of the neighbourhood at Bloor and Bay. Bloor-Yonge Station, the interchange between Line 1 and Line 2, anchors the eastern edge at Bloor and Yonge. The 6 Bay bus provides north-south service along Bay Street.

Cycling. The Bloor Street bike lane runs along the neighbourhood’s southern boundary, connecting to the broader east-west cycling network. Yorkville’s compact, walkable grid makes cycling practical for most local trips.

Driving. The neighbourhood’s central location provides access to the Don Valley Parkway via Bloor Street East and the Gardiner Expressway via Bay Street or University Avenue southbound.

Schools Near Yorkville

Families renting in Yorkville have access to TDSB schools within the neighbourhood and its surrounding blocks.

Jesse Ketchum Junior and Senior Public School (61 Davenport Road, JK-8) is located at Bay Street and Davenport Road, directly within the neighbourhood. The school serves approximately 520 students.

Cottingham Junior Public School (85 Birch Avenue, JK-6) is located in the adjacent Summerhill neighbourhood, approximately 800 metres north of Yorkville Avenue.

Jarvis Collegiate Institute (495 Jarvis Street, Grades 9-12) is one of Toronto’s oldest secondary schools, located approximately 1.5 kilometres east and accessible via the Bloor-Yonge subway interchange.

Mount Sinai Hospital (600 University Avenue), part of Sinai Health, is located approximately 1 kilometre southwest. Toronto General Hospital (200 Elizabeth Street), part of the University Health Network, is on Hospital Row along University Avenue.
