It is no secret that tenants are entrusted with valuable real estate assets. We are big believers in that “you get what you give in life”. At Buttonwood Property Management we treat our tenants well and they tend to take good care for our managed properties in return.
Your move in date is just a start and not the end of our relationship. We keep the lines of communication open, coordinate repairs promptly and take care of scheduled maintenance requests using the best trades’ people. Our approach enables long-term relationships based on respect and fairness.
For emergency calls we are available 24/7 365 days a year to make sure you are well taken care of.
Thinking of Buying?
We want to thank you for choosing Buttonwood Property Management for the duration of your residency. We appreciate your business and hope to have been of great value to you during that time. If you are thinking of buying a home, our service offerings continue well beyond our current engagement and we welcome the opportunity to build on our relationship and help you find your dream home.
We start our engagement by actively listening to better understand your exact needs, then find and recommend properties that fit your specific requirements for you to choose from.
Our expertise in the Rental and Management market enables us to provide meaningful advice on what makes for a good investment property. We approach your home search with the same mind-set and guide you through the whole acquisition process. We can help you avoid common pitfalls and address any questions you may have.
We manage the process from start to finish and combine our property management expertise with the sales experience that you would expect from a Realtor.
While Buttonwood Property Management brings wealth of experience to the table, the above is achieved by our licensed Real Estate Broker through our affiliation with Keller Williams Portfolio Realty.

We accept a certified cheque or money order made payable to Buttonwood Property Management Inc. We also accept direct deposit email money transfers. We don’t accept personal cheques for deposits.
The quick answer is NO. However we prefer to have post-dated checks to facilitate the monthly payment process for both of us.
Some of the advantages of post-dated checks are:
– Eliminate delays in rent payments and associated overdue penalty charges
– Easier for us to monitor and track
Please keep in mind regardless if you submit post-dated checks or not, it is your responsibility as a Tenant to ensure that rent payments are paid on time every month.
Last month’s rent deposit is not refundable in this situation. We only refund your deposit if your application is not approved and/or if another tenant is selected for this property. It is very important that you are sure about renting the place before submitting your tenancy application.
It is not mandatory but highly recommended that all persons over the age of 18 living in the property sign the lease. That way all residents are equally accountable for sharing the apartment especially if they are paying equal shares in monthly rent.
Standard lease agreements are for 12 months duration. However in many instances alternate agreement(s) can be made between tenant(s) and Buttonwood Property Management Inc. The terms and conditions in the lease agreement are legally binding for both parties.
Yes – we require proof of tenant insurance before you move in to your new home. If you have challenges finding a competitive rate give us a call we may be able to guide you through that process. Buttonwood Property Management Inc. is not responsible for any damages incurred as a result of flood, fire, break-in and/or natural disaster…
Rent may be increased upon completion of your first 12 months tenancy. Rent increase will be re-evaluated every 12 months after that.
We are required by law to give a written notice 90 days before the day the rent increases. Rent increase notice must include the new rent payment amount and effective date of the new payment.
It is NOT okay to change the locks on your rental property. Tenants shouldn’t change and/or add any locks that prevent Buttonwood Property Management staff access to the property.
All you need to do is ask and we can provide your new Landlord with a reference.
In most situations 60 days notice coinciding with pay period is required by law. This is assuming your initial 12 months contractual lease agreement has ended and you are on month-to-month lease. Some exceptions apply of course in certain situations.
Tenants are allowed to have pets. If you acquire a pet after your initial move in date, please make sure you inform us of this change. Tenants are responsible for cleaning up after their pet/s as well as pay for any damage caused to the property by you or your pet/s.
