How can I set up an appointment to view a property?

We advertise on multiple websites as well as print. The process to book appointments varies from one venue to another and will be clearly visible along with the listing. You may also email us at: [email protected] to schedule a viewing. Please don’t forget to specify which property you are interested in viewing and your preferred day and time. You may also give us a call at (416) 835-7191 to set up an appointment.

Where can I get a Tenancy Application form?

We are happy to hear that you are considering moving to the next step and applying for tenancy. Please email us at: [email protected] and we can send you a soft copy of the tenancy application form.

What payment methods are accepted for the last month’s rent deposits?

We accept a certified cheque or money order made payable to Buttonwood Property Management Inc. We also accept direct deposit email money transfers. We don’t accept personal cheques for deposits.

Am I required to submit post-dated cheques for the duration of my tenancy?

The quick answer is NO. However we prefer to have post-dated checks to facilitate the monthly payment process for both of us.

Some of the advantages of post-dated checks are:

– Eliminate delays in rent payments and associated overdue penalty charges

– Easier for us to monitor and track

Please keep in mind regardless if you submit post-dated checks or not, it is your responsibility as a Tenant to ensure that rent payments are paid on time every month.

I already paid a deposit to secure a property, but then changed my mind. Will I get my deposit back?

Last month’s rent deposit is not refundable in this situation. We only refund your deposit if your application is not approved and/or if another tenant is selected for this property. It is very important that you are sure about renting the place before submitting your tenancy application.

Is it mandatory to have everyone over the age of 18 sign the lease agreement?

It is not mandatory but highly recommended that all persons over the age of 18 living in the property sign the lease. That way all residents are equally accountable for sharing the apartment especially if they are paying equal shares in monthly rent.

How long are the terms of a lease agreement?

Standard lease agreements are for 12 months duration. However in many instances alternate agreement(s) can be made between tenant(s) and Buttonwood Property Management Inc. The terms and conditions in the lease agreement are legally binding for both parties.

Is it mandatory that I buy tenant home insurance?

Yes – we require proof of tenant insurance before you move in to your new home. If you have challenges finding a competitive rate give us a call we may be able to guide you through that process. Buttonwood Property Management Inc. is not responsible for any damages incurred as a result of flood, fire, break-in and/or natural disaster…

When should I expect my rent to be increased?

Rent may be increased upon completion of your first 12 months tenancy. Rent increase will be re-evaluated every 12 months after that.

How much notification is provided before a rent increase?

We are required by law to give a written notice 90 days before the day the rent increases. Rent increase notice must include the new rent payment amount and effective date of the new payment.

Is it okay to change the locks on my rental property?

It is NOT okay to change the locks on your rental property. Tenants shouldn’t change and/or add any locks that prevent Buttonwood Property Management staff access to the property.

How do I request a reference for future rental applications?

All you need to do is ask and we can provide your new Landlord with a reference.

How many days notice does a Tenant need to give before the move-out date?

In most situations 60 days notice coinciding with pay period is required by law. This is assuming your initial 12 months contractual lease agreement has ended and you are on month-to-month lease. Some exceptions apply of course in certain situations.

 

Do you allow Tenants to have pets and if so, do you require a pet deposit?

Tenants are allowed to have pets. If you acquire a pet after your initial move in date, please make sure you inform us of this change. Tenants are responsible for cleaning up after their pet/s as well as pay for any damage caused to the property by you or your pet/s.
