There’s not a lot of neighbourhoods in Toronto that are named after a shopping mall or convention center. In the district of Mississauga, the neighbourhood of Square One receives its name from the area’s largest and busiest shopping malls. 

The area is the playing field for thousands of residents, employees, and visitors who frequent the ample retail outlets, entertainment arenas, restaurants, bars, cafes, or those who are simply passing through on their way to the office. 

The area has in more recent times become well-known as the City Center of Mississauga, a popular district that allows residents to both live and play in one of the most vibrant, and culturally diverse neighbourhoods of the greater Toronto area

Although the neighbourhood is popular for both young and old, one will find a small enclave of older generations still living within the confines of the City Center. In recent years, major gentrification and revitalization have taken place in the area, welcoming a plethora of young working-class individuals.

Information on Square One Neighbourhood

Much of the historic land here used to be occupied by earlier settlers and farmers. The first dated inhabitant of the land, which is now the Square One Mall, was Charles Wilcox who farmed the land back in the 19th century. 

It wasn’t until the late 1960s that the land, which had already by then passed through various auctions and sales, was developed, allowing GO Buses and the Peel Region public transit to be introduced in the area. 

Since its founding or establishment, this area was a trading post, a hub of commercial farmers and laborers of the local area. It wasn’t until 1973 that the Square One Mall was opened, attracting more than 160,000 visitors within its first year of operations. 

The mall would later be connected to the adjacent Mississauga Civic Centre, which rapidly increased the investment and development of the neighbourhood

The unique environment offered by the surrounding commercial and retail outlets is fused to bring to life a new culture that is only found in the City Centre. It gives a true sense of city living, with apartments placed on top of eateries, galleries, and museums, overlooking the city skyline and neighboring areas. 

Today, the area is a hive of activity, with trendy restaurants, bars, and nightclubs to public parks and the Mississauga Celebration Square – the neighbourhood welcomes visitors from all over the city with a colorful and vibrant smile. 

Walk Score

Because most of the residential areas, and commercial spaces are located so close to each other, Square One has an average walk score of 81. Residents find it easy to walk to local parks, and other recreational activities instead of using public transportation or personal vehicles. 

Public Transportation

Most of the area is serviced by bus lines that run from the further parts of the greater Toronto area. Bus lines 9, 17, 20, 40, 107, 109, and 110 all service the City Center area. Buses are all conveniently clustered at the Mississauga City Centre Transit Terminal.

Bike Score

Biking around is somewhat convenient, with an average bike score of 71. 

School District Ratings

School zones here have been rated relatively lower compared to other places. Schools are in most cases not recommended for those who have access or perhaps can send their children to schools in surrounding neighbourhoods. Nonetheless, these schools still offer great educational and learning opportunities for young individuals.

Schools in the area include Fletchers High School, Father Michael Goetz Secondary School, Chris Hadfield Public School, Corpus Christi Separate School, and Bishop Scalabrini School.

Average Rent and Sale Prices

Because the area is more centered around the shopping mall, apartment prices here are based on Mississauga’s average monthly rental prices. 

A decent one-bedroom apartment is set to cost around CAD 1,800 per month, a decent price considering the neighbourhood one will be living in. Larger three-bedroom apartments are still relatively affordable, with an average monthly asking price of CAD 2,600.

Depending on your needs in terms of buying, one will be able to purchase a well sizable apartment at an average asking price of CAD 680,000. Larger, more luxurious apartments located closer to amenities and city center entertainment will cost on average between CAD 1.3 to CAD 3 million. 

Depending on the surrounding attractions, and also the age of the building, more modern condominiums and apartment blocks are frequented by younger residents looking to move into the area. 

Investing in Square One

Both sale and pre-development sale options are available for investors who are willing to splurge some cash to own a piece of the City Center. 

Some of the more upmarket condos that are on the listing have an asking price between CAD 680,000 and CAD 730,000 – this will give you a decent-sized apartment, with breathtaking views and large living areas. 

The recent introduction of the Amber Condos on Springs Avenue has become the best seller in recent months, with condos starting as little as CAD 585,000. Although these listings are relatively low, compared to other surrounding areas, property in terms of purchasing are on average just 13 days on the market. 

Investors who are eager to swoop up modern, and affordable apartments are hard to outpace in pre-development investments. Currently, the area has seen a sharp influx of new developers coming to revive previously overlooked areas, which has made it even more popular for young adults to move in.
