Cozily nestled between acres of green spaces is the small enclave of Rosedale, a historic and culturally rich neighbourhood home to some of Toronto’s most prominent and affluent families.

The surrounding neighbourhoods, Moore Park, Bennington Heights, and St James Town, have become popular for young and influential families. While these areas offer beautiful parks, ample amenities, and great public schools – Rosedale has established itself as an influential suburb that only offers the best of midtown Toronto.

For nature lovers, parks such as Park Drive Reservation Lands, Don Valley Brick Works Park, David A. Balfour Park, and Rosedale Park have miles of pathways that are frequented by residents for a morning walk or a summer picnic.

Upscale boutiques and restaurants are located just over Yellow Creek in Yonge Street. Boasting exclusive high-end brands and culinary cuisine celebrated across Toronto. If you’re looking to shop around for the best and freshest produce, Rosedale’s Finest Specialty Foods is a favourite for Rosedale residents.

The history of Rosedale stretches as far back as 1824, and most of the are have obtained Heritage Conservation District status, which makes it one of the most well-preserved neighbourhoods one will come across in Toronto.

Information on Rosedale Neighbourhood

Looking back at the start of Rosedale, Sheriff William Botsford Jarvis was one of the first to settle in the area when he purchased a 110-acre estate in 1824. After years of living on the estate, Mary Jarvis, wife of William Jarvis, frequented horseback rides and walks in the hillsides and forests.

After years of residing on the estate, William and Mary would later leave a portion of their land to their descendants, which would later lead to the name of Rosedale. Today, the area is scattered with remembrance plaques and landmarks, as the winding streets are now home to families and professional individuals.

Although the area caters to more affluent residents, there is still a sense of community among residents. Blending both histories, and urbanization of the area has now established an upmarket area, which in return has become one of the most well-known neighbourhoods in the greater Toronto area.

Walk Score

Seeing as most of the area is covered in natural parks and ravines, the neighbourhood is mostly walkable, with a walk score of 91. From Summer Hill, one can easily access shops on Yonge Street, and the perfectly placed Rosedale Park, with playgrounds and sprawling lawns, allows families to spend their afternoons playing tennis or cycling around Beaumont Park.

Public Transportation

Most of the public transportation hubs are located in Summer Hill, but one will easily be able to make use of bus lines 19 and 97 that cater to the center parts of Rosedale.

On the other hand, train BR and UP are also located close by, and for more convenient travel further down into the city, Summer Hill Subway station offers Subway Line 1 as the main point of connection with the rest of the city.

Bloor Street East and Yonge Street allow commuters better access to Don Valley Parkway, which links up with the Gardiner Expressway. Although public transportation services are available, residents still frequent personal vehicles.

Bike Score

In any direction which one would like to go, bike paths along main roads, and in the major parks allow active residents to enjoy local beauty more easily on their bicycles. Rosedale has an average bike score of 84, making it a bikeable neighbourhood for both adults and children.

School District Ratings

Local assistance from community leaders and the school district board has made Rosedale schools some of the best performing in the midtown area. Schools have a rating between 7.5 to 8.3. Families enjoy that schools offer a wide range of different after-school activities, and diverse courses children can enjoy.

Schools in the area include Their Needs First Montessori School, Gradale Academy, Gradale Academy Early Learning School, Whitney Junior Public School, Rosedale Junior Public School, and Branksome Hall. Schools thrive to offer the best in early childhood education, leaving an impression that children carry out through most of their life.

Average Rent and Sale Prices

A one-bedroom apartment can cost on average between CAD 1,500 and CAD 1,799 per month, while a two-bedroom apartment is priced slightly higher at CAD 2,673 per month. Detached and semi-detached condos and apartments are hard to come by, and one can expect to pay anything from CAD 2,600 to CAD 3,400 per month for a two-bedroom condo.

If you’re perhaps in the market to purchase one of the leafy green lots currently available in the neighbourhood. On average, homes will be selling for more than CAD 1.9 million, with the second quarter of 2021 indicating the price of detached home pricing on average above CAD 3.8 million.

Listings are short-lived, with an average of 13 days on the market. Many residents here are longstanding members of the community, and one will find that residents inherited property and homes. This is one of the many reasons why the property is so expensive and hard to come by in Rosedale.

Investing in Rosedale

Rosedale has been making headlines in recent weeks, with some lucrative and exceptionally luxurious condos going up for sale starting at CAD 3.5 million. Condominiums are designed and fitted with ultra-modern finishings, which looks to attract high-profile investors.

Larger estates, and renovated heritage homes are also available, but the asking price can start as high as CAD 6 million. The high price will see investors live among some of the wealthiest families in Toronto while being part of the physical history of the neighbourhood.

Buttonwood Property Management

The neighbourhood boasts ample natural beauty and luxurious heritage homes. Buttonwood Property Management works tirelessly to ensure investors looking to move into the Rosedale neighbourhood will be able to find their perfect investment property, no matter what it may take local realtors.
