Trinity Bellwoods sits in Toronto’s west end, bounded roughly by Dundas Street West to the north, Queen Street West to the south, Bathurst Street to the east, and Dufferin Street to the west. The neighbourhood is defined by Trinity Bellwoods Park at its centre, surrounded by Victorian Bay-and-Gable houses, converted factory lofts, and a growing number of mid-rise condominium buildings along Queen Street West and Dundas Street West. Successful Trinity Bellwoods property management needs to take all that into consideration when working on rental and management on behalf of investors.

The neighbourhood falls under TRREB district C01 (Toronto C01) in the Toronto Regional Real Estate Board’s MLS system. Buttonwood Property Management, a Toronto property management company, has managed investment properties in Trinity Bellwoods since 2011. Every tenancy we manage in the neighbourhood is subject to:

  • Ontario Residential Tenancies Act

  • Real Estate Council of Ontario (RECO)

  • Ontario Human Rights Tribunal

  • Ontario Building Code

  • Ontario Fire Code

  • Vacant Home Tax (City of Toronto)

  • CRA’s Non-resident Tax Withholding on Rental Income (NR4/NR6)

History of Trinity Bellwoods

The land that became Trinity Bellwoods was originally part of a 100-acre property acquired by Captain Samuel Smith in 1806. He named the estate “Gore Vale” after Lieutenant-Governor Francis Gore, with “vale” referring to the ravine that now runs through Trinity Bellwoods Park.

In 1852, Anglican Bishop John Strachan built Trinity College on the lower portion of the property. The college operated as a private institution for nearly a century before merging with the University of Toronto in 1904. The original Trinity College building was demolished in 1950, and the grounds became Trinity Bellwoods Park, the 14.6-acre green space that anchors the neighbourhood today.

Residential development filled the surrounding streets during the 1880s and 1890s, with Bay-and-Gable and Gothic Revival row houses that remain largely intact. The neighbourhood was essentially built out by the early 1900s. Successive waves of Polish, Ukrainian, Portuguese, and Chinese immigration shaped the area through the twentieth century. By the early 2000s, Trinity Bellwoods had become one of downtown Toronto’s most desirable residential neighbourhoods, attracting young professionals and creative-sector workers drawn to the park, the Queen Street West retail corridor, and the Ossington strip.

Residential Buildings in Trinity Bellwoods

Trinity Bellwoods’ residential stock blends Victorian-era houses with converted factory lofts and newer mid-rise condominiums. Large tower developments are rare, consistent with the neighbourhood’s heritage character.

  • Candy Factory Lofts (993 Queen Street West). A 6-storey hard loft conversion of the former Ce De Candy Company factory, containing 121 condo units. Completed around 2000 with post-and-beam construction and brick walls. One of Toronto’s first and most recognized large-scale loft conversions, directly across from Trinity Bellwoods Park.

  • Trinity Park Lofts (901 Queen Street West). A 7-storey building containing 102 condo units, designed by Page and Steele. Completed in 2003, directly facing Trinity Bellwoods Park. Most suites include a terrace, patio, or balcony.

  • Bohemian Embassy (1169 Queen Street West). A 19-storey tower and 9-storey mid-rise complex containing 364 condo units, developed by Pemberton Group. Completed in 2011 with soft loft finishes, nine-to-ten-foot ceilings, and 24-hour concierge.

  • 109OZ (109 Ossington Avenue). A 6-storey building containing 85 condo units, developed by Reserve Properties. Completed in 2017 with a multi-coloured glass-and-steel facade on the Ossington strip. Suites range from 500 to 1,200 square feet.

  • The Twelve Hundred (1200 Dundas Street West). An 8-storey building containing 115 condo units, developed by Fieldgate Urban. Completed in 2025 with rooftop amenities, co-working spaces, and concierge. A five-minute walk from Trinity Bellwoods Park.

Buildings Under Construction

New development in Trinity Bellwoods is constrained by the neighbourhood’s established Victorian housing stock. Projects tend to be mid-rise and located on the periphery.

  • Bellwoods House (111 Strachan Avenue, Toronto, ON M6J 2S7). A 13-storey, 322-unit development by Republic Developments on a former gas station site. Preserves a heritage building on-site. Suites range from studios to three-bedroom layouts. Pre-construction, with estimated completion in May 2027.

  • Bloor and Dovercourt (990 Bloor Street West, Toronto, ON). An 11-storey, 102-unit development by Trinity Development Group and Timbercreek Asset Management at the northern edge of the neighbourhood. Pre-construction.

Each new building adds rental inventory that requires professional oversight from day one. For landlords purchasing pre-construction units as investments, the management partner they select before occupancy will determine how the first year of tenancy unfolds.

Market Prices: Renting and Buying in Trinity Bellwoods

What does it cost to rent or own in Trinity Bellwoods? MLS activity tracked through TRREB district C01 provides a clear picture for investors evaluating yield against acquisition cost.

Rental prices. The average monthly rent for a condo unit in Trinity Bellwoods ranges from $2,400 to $2,600 for a one-bedroom and $3,200 to $3,500 for a two-bedroom. The neighbourhood commands a significant premium over the Toronto-wide average, driven by its park frontage, walkability, and the cultural amenities along Queen Street West and Ossington Avenue. Loft conversions with heritage features and larger floor plans tend to command the upper end of the range.

Sale prices. The average condo listing price in Trinity Bellwoods sits at approximately $914,000 in early 2026, with an average price per square foot around $1,060. That is well above the Toronto-wide condo average of approximately $627,000, reflecting the neighbourhood’s desirability and the scarcity of new residential supply. For investors, the limited development pipeline in Trinity Bellwoods means less competition from new construction, which helps sustain both rental demand and resale value.

How Buttonwood Manages Trinity Bellwoods Properties

Tenant screening is where outcomes are determined. The process Buttonwood uses was developed across thousands of tenancies throughout the GTA since 2011, and the result is six evictions in that entire period for non-payment of rent. These phenomenal results are driven by proprietary tenant screening processes and procedures that Buttonwood perfected over time.

Once a qualified tenant is placed, management covers rent collection, maintenance coordination, lease renewal tracking, and annual rent increase notices issued under the Ontario Residential Tenancies Act. Property owners based outside Canada benefit from our non-resident tax compliance services, including CRA withholding obligations and NR4/NR6 reporting on rental income.

Trinity Bellwoods tenants are drawn to the neighbourhood for its park, its cultural amenities, and its distinct residential character.

Buttonwood delivers a value proposition that is affordable, carries the best reputation within the industry, and applies an uncommon level of expertise and ethical standard that both landlords and tenants deserve. More than 70% of our business comes through referrals.

A Neighbourhood That Rewards Careful Management

Trinity Bellwoods Park, the Queen Street West retail corridor, the Ossington restaurant strip, and the Victorian streetscape surrounding the park all contribute to a quality-of-life profile that draws tenants who stay. The neighbourhood’s appeal is structural, rooted in green space and heritage character that are not moving.

The limited development pipeline in Trinity Bellwoods means rental inventory is growing slowly compared to the downtown core. That scarcity supports both rental rates and occupancy for well-managed properties. Buttonwood has spent 14 years developing the processes that keep vacancy low and tenancy outcomes predictable across the GTA.

Our downtown portfolio extends beyond Trinity Bellwoods. We manage investment properties in Queen West to the west, the Fashion District to the south, King West to the southeast, and Liberty Village to the southwest.
