Vibrant community life, a high-end commercial district, and a 1.7-hectare park, known as Lytton Park – this neighbourhood is home to executive professionals and young families who enjoy the relaxation of nature, and the ample amenities offered in the surrounding parks.

Whether one is looking for a residential or commercial purchase in Lytton Park, the superb neighbourhood has become a favorite among Torontonians who are looking to migrate towards the northern suburbs of the greater Toronto area.

Bordering the affluent areas of Allenby, Caribou Park, Sherwood Park, Young & Lawrence, and Sherwood, influential members of high-profile companies call this quaint and cozy neighbourhood their home.

It’s not just the tree-lined streets and local merchants that attract residents to set up homes here. The diverse set of residents makes it easy for many to form part of the Lytton Park neighbourhood community

Information on Lytton Park Neighbourhood

The first home in Lytton Park was built by the Snider Family in 1828, and between 1890 and 1900, more houses soon started springing up across the once empty and green area. By 1912, the area which was then in Northern Toronto formed part of the amalgamated area of the City of Toronto

Soon after the annexation of the area, schools and public transportation hubs were constructed, and by 1921 John Ross Robertson Public School was built. Since then, the area has experienced major development and urbanization, and much of the natural beauty was preserved in local parks.

Today, the area offers ample entertainment for both young and old, including those with children. Lytton Sunken Gardens and the popular Lytton Park features tennis courts, children’s playgrounds, outdoor bowling, and picnic areas which are filled with residents during the summer months.

For those who have a keen eye, the North Toronto Lawn Bowling & Croquet Club is also conveniently placed within Lytton Park.

On the commercial side of things, high-end clothing boutiques, coffee shops, restaurants, and small bars offer some late-night entertainment for young individuals. Although the young population doesn’t make up a large portion of the total residency, superior and modern condos have been seen to be an attractive investment or renting opportunity in recent years.

Architecture is somewhat balanced, with influences of European-styled homes, to modern apartments towering over the Lytton skyline. Perhaps you’d like to frequent a visit to Glen Castle, which is also now known as Ainsley Castle? This well-preserved heritage site is now one of the main attractions of the area

Walk Score

The area, albeit filled with recreational activities, has an average walk score of 52. This is to say that getting around by foot from your home to a local store might take you up to 60 minutes on average. This has made Lytton a less walkable neighbourhood.

Public Transportation

The neighbourhood offers bus lines 905 and 916, with major stops scattered along the stretches of Avenue Road. There is also the Lawrence Subway Station situated on the corner of Yonge Street and Lawrence Avenue East.

Bike Score

Biking between places is a little bit more convenient, with the average bike score being 75. This allows residents to easily travel to local parks and amenities.

School District Ratings

Lytton Park has a reputation for having highly rated schools, with an average school rating of 8. Some of the most well-known schools in the area include John Ross Robertson Junior Public School, Glenview Senior Public School, Lawrence Park Collegiate Institute, Blyth Academy Lawrence Park, and Havergal College.

Average Rent and Sale Prices

In comparison to other neighbourhoods in Toronto, Lytton’s crime rate is about 60% lower than the rest of the city. This has made it one of the safest neighbourhoods to reside in. Because of this, families are fleeing to take up occupied homes and apartments available in the area.

Surprisingly, apartment prices have been decreasing, with an average annual decrease of 4%. A one-bedroom apartment is set to cost around CAD 1,693, while a larger two-bedroom apartment is priced at CAD 2,395 per month.

Home prices have been soaring in recent months, with the median home price sitting comfortably at CAD 2.5 million, being available on the market for around 10 days. Investors who are keen to splurge a bit more can expect to pay anything between CAD 3 million to CAD 5 million for a detached home, or a modern apartment in the upper market side of Lytton.

Investing in Lytton Park

There are currently a few pre-construction investments starting at CAD 1.18 million for new developments situated at Anderson St & Dryden Blvd in Whitby. These will be considered modern, detached and semi-detached homes that are all situated in close proximity to big box stores and main commuter ways.
