History of King West
King Street was one of the first roads laid out in what was then the Town of York in 1793, named after King George III. By the 1850s, the arrival of the railway had transformed King West into a manufacturing centre. Textile factories and warehouses clustered near the shipping and rail lines, and by the early twentieth century the area had solidified as Toronto’s Garment District, a hub for apparel production built in large part by Jewish immigrant entrepreneurs.
By the 1990s, most manufacturing had left and the neighbourhood was largely vacant. In 1996, the City of Toronto enacted the King-Spadina Plan, replacing the old zoning restrictions with new permissions designed to attract residential and mixed-use investment to the former industrial lands. At the time, King West had roughly 750 residents. By 2005, that number had grown to approximately 7,500. The Entertainment District took shape in the same period, anchored by Roy Thomson Hall, the Royal Alexandra Theatre, the Princess of Wales Theatre, and later the TIFF Bell Lightbox, which opened in 2010. A full condo boom followed through the 2000s and 2010s, converting former factory sites into dozens of mid-rise and high-rise towers. Today King West is one of the most densely residential neighbourhoods in downtown Toronto, blending heritage warehouse architecture with modern glass construction.
Residential Buildings in King West
King West’s residential inventory is dominated by condominium towers built during and after the 2000s condo boom, along with a smaller number of converted loft buildings from the Garment District era.
- Theatre Park (224 King Street West). A 47-storey tower containing 236 condo units, developed by Lamb Development Corp in partnership with Harhay and Niche. Completed in 2015, the building’s angled glass facade sits directly beside the Royal Alexandra Theatre.
- Cinema Tower (21 Widmer Street). A 43-storey tower containing 440 condo units, developed by Daniels Corporation. Completed in 2013, steps from the TIFF Bell Lightbox.
- Festival Tower (80 John Street). A 46-storey tower with 375 condo units, developed by Daniels Corporation and built directly atop the TIFF Bell Lightbox. Completed in 2011.
- DNA 3 (1030 King Street West). A 14-to-15-storey mid-rise containing approximately 600 condo units, developed by Canderel Stoneridge. Completed in 2014 as the third phase of the three-building DNA complex, which includes DNA 1 at 1 Shaw Street and DNA 2 at 1005 King Street West.
- Massey Square (1000 King Street West). An 8-storey red-brick loft conversion containing 194 condo units, developed by Plazacorp. Completed in 2002 with adjoining townhomes at 39 Shank Street. One of King West’s earlier residential conversions.
- Westside Gallery Lofts (150 Sudbury Street). A 20-storey tower and 8-storey mid-rise containing approximately 369 condo units, developed by Urbancorp. Completed in 2013 with an industrial loft aesthetic, exposed concrete, and nine-foot ceilings.
Buildings Under Construction
King West has two of the most architecturally significant residential developments currently under construction in Toronto.
- Forma (266 King Street West, Toronto, ON M5V 1H8). A two-tower development designed by Frank Gehry, with towers reaching 84 and 73 storeys containing approximately 2,034 condo units in total. Developed by Great Gulf, Dream Unlimited, and Westdale Properties. Under construction since mid-2023, with completion estimated for early 2028.
- KING Toronto (489 King Street West, Toronto, ON M5V 1K4). A 17-storey development containing 514 condo units, designed by Bjarke Ingels Group (BIG) for Westbank Corp and Allied Properties REIT. The design integrates heritage buildings on the site with a mountain-like residential form. Under construction, with completion estimated for 2027.
- 400 King West (400 King Street West, Toronto, ON M5V 1K1). A 48-to-49-storey tower containing approximately 620 condo units, developed by Plaza. Pre-construction.
Market Prices: Renting and Buying in King West

Rental prices. The average monthly rent for a condo unit in King West ranges from $2,300 to $2,800 for a one-bedroom and $3,000 to $3,500 for a two-bedroom. King West commands a premium over the Toronto-wide average of approximately $2,482 per month, driven by its walkability, transit access, and proximity to the Financial District and Entertainment District. The neighbourhood’s young professional tenant base sustains consistent demand even as broader Toronto rental rates softened slightly through 2025 and into 2026.
Sale prices. The average sale price for a King West condo unit sits at approximately $650,000 in early 2026, with a price per square foot around $1,000 to $1,015. That represents a decline from 2022 and 2023 levels, consistent with the correction across Toronto’s downtown condo market. With landmark projects like Forma and KING Toronto adding significant inventory over the next two years, investors purchasing today are entering at a lower price point than King West has offered in several years, though increased supply makes professional tenant screening and pricing strategy more important.

Public transit. The King Street streetcar (route 504) is the primary east-west transit line and the busiest streetcar route in Toronto. Route 304 provides overnight service along the same corridor. St. Andrew Station on Line 1 (Yonge-University) sits at King and University, providing direct subway access to the Financial District, Bloor-Yonge, and Union Station. King Station on Line 1 anchors the eastern edge of the neighbourhood.
Cycling. Dedicated cycling infrastructure on King Street, Adelaide Street, and Richmond Street connects King West to the downtown core and the waterfront trail system.

Niagara Street Junior Public School (222 Niagara Street, JK-6) serves the western portion of King West and is located south of Queen Street West.
Ogden Junior Public School (33 Phoebe Street, JK-6) serves the eastern portion of the neighbourhood near Queen and Spadina and offers a Mandarin International Languages Integrated Day Program.
Central Technical School (725 Bathurst Street, Grades 9-12) is one of Toronto’s largest secondary schools, with approximately 2,000 students and specialized programs in visual arts and technology.
Toronto Western Hospital (University Health Network, 399 Bathurst Street), a major downtown teaching hospital, is located within walking distance of King West’s residential buildings.
