The picturesque old town of Aurora, Ontario is located about 45 minutes from Downtown, Toronto and has consistently been ranked as one of the best places to live, work, and retire.

The small town which is situated in the central York region is home to more than 380,000 year-round residents. From major industries, and corporate headquarters, to the seemingly endless hiking trails, mountain paths, public parks, and other recreational amenities, Aurora boasts a selection of work opportunities and recreational activities.

Information on Aurora Neighbourhood

Looking back at the history of Aurora, which was once known as Machell’s Corners back in the 1800s, the then small village had a population of just over 40,000. By 1863, the village would see staggering growth, and would later become incorporated as a town, and by the mid-1970s, Aurora would be amalgamated by the Municipality of York

Today the town is now part of the King and Whitchurch Twps., and has become the backdrop for many city dwellers looking to escape the hustle and bustle of the big city.

For those who enjoy nature, and spending time outside, you’ll be happy to know that the town has more than one golf course, Beacon Hall Golf Club and the St. Andrew’s Valley Golf Club, among others. The most popular hiking spots are the Tom Jones Trail, and Sheppards Bush, located well within the town center.

When it comes to parks and other public spaces, Aurora Community Arboretum is the perfect place for families, while Fairy Lake Park and Town park Aurora offers biking and walking paths, picnic areas, and during the warmer months play host to a selection of cultural events hosted by local artists and town municipality.

Yonge Street and York Regional Road are where most of the town’s attractions such as restaurants, bars, coffee shops, and other local merchants are located. When it comes to retail shopping, the town does offer a unique experience for both young and old.

Aurora has established a distinguished reputation with the surrounding suburbs and other smaller villages and has become one of the most popular destinations for senior citizens who are ready to enter retirement.

While the town may offer a lot to do, you’re better off traveling by car, bike or public transportation as the town has an average walking score of 41 according to recent statistics.

Public Transportation

When it comes to public transportation, there’s a selection of bus routes you can make use of, including bus lines 54 and 65, and the BLUE line. Coming from Toronto central, you will be able to use train line BR.

Most of the local bus routes are located within the town center, located between Corner Ridge Road and Yonge Street.

Bike Score

Biking around town is another option, but might require you to add a bit of commuting time onto your schedule. The overall bike score is 45, but most of the residential areas are bike-friendly, and so are a lot of the local parks.

School District Ratings

For such a small area, Aurora has plenty of schools both public and private, with more than 37 different schools to choose from. Schools here are on average ranked between 6.7 and 8, among some of the highest in the York region.

Aurora is also home to the prestigious St. Andrew’s College private school, among others. For public schools, families have a selection of Aurora High School, Aurora Grove Public School, Northern Lights Public School, Highview Public School, and Rick Hansen Public School, among the various others.

Average Rent and Sale Prices

Looking to rent in the Aurora area will surprise you, as rental prices have remained quite average, or unchanged in recent months. A small one-bedroom apartment will on average cost CAD 1,440 per month, with a two-bedroom going for CAD 2,102 per month. The largest four-bedroom home is also decently priced, starting at CAD 3,790 per month.

There has been a slight increase in the average property price coming from 2021 into 2022, with property prices averaging around CAD 1.6 million, a 27.6% yearly change. Larger four-bedroom and five-bedroom homes are currently averaging between CAD 2.1 and CAD 2.9 million, depending on which part of town you’re looking to buy.

Investing in Aurora

Aurora Municipality and local government agencies have been working to maintain a high stature and reputation when it comes to property and commercial development or investments.

Currently, the town has a wide variety of upgrading and new zoning projects which they are working on, with the most important being, Aurora Cultural Precinct, Highfair Investments Inc., Highland Gate Redevelopment, Promenade Area Community Improvement Plan (CIP), Reconstruction of Yonge-Wellington Intersection, and the Stable Neighbourhood Study community project.

On the other side, when looking to invest in property, there’s a selection of detached and semi-detached homes, averaging between CAD 1.8 and CAD 2.5 million. Most of the homes in the area are detached, with only a few neighbourhoods that still have semi-detached and attached homes.
