The Canary District occupies the western portion of the West Don Lands, bounded by Cherry Street to the west, the Don River to the east, Eastern Avenue to the north, and the rail corridor to the south. The neighbourhood is a master-planned community developed by Waterfront Toronto, built on remediated industrial land and anchored by the 18-acre Corktown Common park. Its residential stock consists entirely of mid-rise condominium buildings constructed since 2013, originally designed as the Athletes’ Village for the 2015 Pan American and Parapan American Games. That origin gives the Canary District a building quality and urban design consistency that few Toronto neighbourhoods share. History of the Canary District
The land that became the Canary District was part of Toronto’s industrial waterfront for more than a century. The West Don Lands sat largely derelict through the 1990s and early 2000s, contaminated by decades of manufacturing and rail yard operations. In 2001, Waterfront Toronto (then the Toronto Waterfront Revitalization Corporation) was created by the federal, provincial, and municipal governments to coordinate the redevelopment of Toronto’s eastern waterfront. The West Don Lands were designated as one of the agency’s priority precincts.
The catalyst for construction was Toronto’s successful bid to host the 2015 Pan American and Parapan American Games. The Athletes’ Village was built on the Canary District site between 2012 and 2014, with Dundee Kilmer Developments as the lead developer. The village housed approximately 10,000 athletes and officials during the games. After the closing ceremonies in August 2015, the buildings were retrofitted for permanent residential occupancy and the first residents moved in during 2016. The neighbourhood takes its name from the Canary Restaurant, a diner that operated on Cherry Street for decades and became a local landmark among the area’s industrial workforce.
Subsequent phases expanded the community beyond the original athletes’ housing. River City, developed by Urban Capital Partners on the western edge of the precinct, predates the Pan Am construction and was one of the first residential projects in the West Don Lands. Later additions including Canary House and the Block 10 Indigenous Hub have continued to add density and community infrastructure.
Residential Buildings in the Canary District
- Canary District Condos (455 Front Street East). Two buildings of 11 and 9 storeys containing 439 condo units, developed by Dundee Kilmer Developments. Completed in 2016 as the core of the former Pan Am Athletes’ Village. LEED Gold certified with nine-foot ceilings and floor-to-ceiling windows.
- Canary Park (120 Bayview Avenue). A 15-storey tower containing 439 condo units, developed by Dundee Kilmer Developments. Completed in 2016 as part of the Athletes’ Village conversion. The building sits directly adjacent to Corktown Common.
- Canary House (425 Front Street East). A 13-storey building containing 206 condo units, developed by Dream Unlimited and Kilmer Group. Completed in 2024 as one of the newest additions to the neighbourhood.
- River City Phase I and II (47 Lower River Street / 32 Trolley Crescent). Two buildings of 16 and 12 storeys containing approximately 349 and 416 condo units respectively, developed by Urban Capital Partners. Completed in 2013 and 2015. River City was the first residential development in the West Don Lands.
- River City Phase III (170 Bayview Avenue). A 29-storey tower containing 333 condo units, developed by Urban Capital Partners. Completed in 2019. The tallest building in the Canary District.
- Harris Square / River City Phase IV (Lawren Harris Square). A 13-storey building containing 154 condo units, developed by Urban Capital Partners. Completed in 2021.

The Canary District continues to grow with several active development sites within the West Don Lands precinct.
- Block 10 Indigenous Hub (501 Front Street East, Toronto, ON M5A 0K1). A mixed-use development led by Anishnawbe Health Toronto in partnership with several Indigenous organizations. The project includes residential, commercial, and cultural space. Under construction with completion expected in 2026.
- Block 13 (East Bayfront, Toronto, ON M5A). A residential development on the eastern edge of the precinct near the Don River. Pre-construction.
Market Prices: Renting and Buying in the Canary District
Rental prices. The average monthly rent for a condo unit in the Canary District ranges from $2,150 to $2,600 for a one-bedroom and $2,800 to $3,200 for a two-bedroom. The neighbourhood commands rents comparable to the broader C08 district average, supported by its waterfront proximity, park access, and the consistent build quality of the LEED Gold certified buildings. The tenant base skews toward young professionals and small families drawn to Corktown Common and the neighbourhood’s pedestrian-oriented design.
Sale prices. Resale condo prices in the Canary District average approximately $839 to $890 per square foot in early 2026, reflecting the broader correction in Toronto’s downtown condo market. Average unit prices sit at approximately $550,000 to $650,000 depending on size and building. Investors purchasing in the Canary District today are acquiring units in buildings that are less than a decade old with above-average construction standards, though the neighbourhood’s ongoing densification makes professional tenant placement and pricing strategy increasingly important.

Walk Score data rates the Canary District at approximately 85 out of 100 for walkability, 93 out of 100 for transit, and 99 out of 100 for cycling (Biker’s Paradise). The neighbourhood’s grid design and proximity to the waterfront trail network make it one of the best-connected communities in eastern downtown Toronto.
Public transit. The Cherry Street streetcar loop serves the 504 King streetcar route, providing direct east-west service along King Street to the Financial District and beyond. The planned Ontario Line will add rapid transit access via the future Corktown Station, expected to open in the late 2020s. The Queen Street East bus routes provide additional east-west connections along the northern edge of the neighbourhood.
Cycling. The Canary District connects directly to the Lower Don Trail and the Martin Goodman Trail along the waterfront. These dedicated cycling routes provide continuous off-road access to the downtown core, the Beaches, and the broader Toronto ravine system. The Bike Score of 99 reflects the neighbourhood’s purpose-built cycling infrastructure.
Driving. The Don Valley Parkway is accessible from Bayview Avenue and the Eastern Avenue ramp, providing direct highway access north to Highway 401 and south to the Gardiner Expressway. The Lake Shore Boulevard corridor runs along the southern edge of the neighbourhood.
Schools in the Canary District
Families renting in the Canary District have access to TDSB schools within the neighbourhood and its surrounding blocks.
Market Lane Junior and Senior Public School (225 The Esplanade, JK-8) serves the Canary District and the broader St. Lawrence and Distillery area. The school opened in 2017 to serve the growing student population in the eastern waterfront communities.
Nelson Mandela Park Public School (440 Shuter Street, JK-8) is located north of the Canary District in Regent Park and serves families in the surrounding neighbourhoods.
Inglenook Community School (19 Saulter Street, JK-6) serves portions of the eastern waterfront and Riverside communities.
